Emerson Holdings Announces LEED Gold Certification of Class “A” Office Building

Emerson, MD. October 3, 2011 – Emerson One, LLC., a joint venture of Emory Properties and Ryan Development, the owner and developer of EmersonOne, a 160,000 SF Class “A” office building located at 9070 Sterling Drive in Emerson, Maryland announced that its project has received a Gold Certification through the U.S. Green Building Council’s (USGBC) Leadership in Energy and Environmental Design (LEED) Program.

 Sustainable and energy efficient elements were specified in the project design after using a building energy model to identify the areas of potential greatest impact for the project. Among the environmentally responsible features specified were high performance roof top units, low-flow plumbing fixtures, a highly-reflective TPO roof, and high-recycled content finishes.

 Measures were also taken to ensure that over 88% of all waste generated onsite during construction was recycled, only Forest Stewardship Council (FSC) certified wood was used for the project, and the indoor air quality was monitored throughout construction, creating a healthier work environment for the building’s eventual occupants.

 EmersonOne earned “Innovation in Design” credits – those credits reserved for exemplary performance in several categories – for reducing water used in building operations by 41%, instituting “green” housekeeping practices,  and providing tenant guidelines for future occupants who wish to employ sustainable practices when designing and constructing their tenant improvements.

 By committing to sustainable practices, materials, and strategies, Emerson Holdings created a Class “A” office building that is both aesthetically appealing and highly functional. Q1 Market Summary for the Baltimore/Washington Warehouse Market

The vacancy rate for all warehouse product is up slightly in the first quarter of the year (14.83 percent) with negative net absorption of 84,000 square feet (see SCRIBD document below).

While there were good leases signed during the quarter, one large user vacated the market. Eastco, also known as Danahar Tools, vacated a 164,000 SF building in the Parkway Industrial Park.

The top producer for the quarter was the office warehouse product, which caters to the smaller local users. With net absorption of almost 65,000 SF in the quarter, a continuation of this level of absorption would make for a record breaking year for this product type.

Does this mean small business is getting back to taking risk and credit is available to the small businessman? Let's hope for that and a developing trend.

Below are a few of the better deals that were completed this quarter:

Bell Nursery: 67,000 SF at 7111 Troy Hill Dr
Dealer Tire: 90,000 SF at 6635 Business Parkway
Von Paris: 72,000 SF at 8750 Larkin Rd
Rapid Response: 33,000 SF at 8705 Bollman Place

While the Dealer Tire deal was good for the market, it actually contributed to the negative absorption for Class A distribution space. Dealer vacated 62,000 SF of space at Arundel Crossing, but leased space that never came to market during the quarter. The space they chose was under sublease, and with the sublease expiring, the 28' clear ceilings and ESFR sprinkler were a perfect fit for a tenant that had been looking for this kind of space for over two years.

There could be another large block of space coming back to the market with the bankruptcy filing of Parson's Paper (184,000 SF). We will see how that plays out, but we are hopeful activity will pick up and some of the larger blocks of space will see new tenants in 2011.

Ryan Commercial Reports Two Deals totaling 23,400 SF

Ryan Commercial has reported two area deals totaling 23,400 square feet, one of which was an expansion on behalf of its REIT client AMB.

In the first transaction, Superior Products, Inc., a distributor of roofing and building materials, leased 15,000 SF of warehouse space at 2062 Generals Highway in Annapolis, MD. Tom Whelan of Ryan Commercial, LLC represented the tenant in this transaction.

The second deal saw AMI Installations, an installer of systems furniture, expand into 8,400 SF of additional warehouse space at 8750 Larkin Rd. in the Corridor Industrial Park in Savage, MD. This increases AMI Installation's total space leased at the building to 35,000 SF.

Construction of Emerson One Begins

After receiving a grading permit on July 31, The Conlan Company began construction of Emerson One, located at 9070 Sterling Drive in Emerson, MD. The project is being developed by Emory Properties, LLC. and Ryan Commercial, LLC, both of Towson, Maryland. Construction financing is provided by Susquehanna Bank.

Scheduled to deliver during the summer of 2010, Emerson One will be a four-story, 160,000-SF Class "A" office building. It is designed to achieve LEED Silver certification and incorporates many energy-efficient and environmentally-sustainable elements into its aesthetically classic design.

CoStar Convenes Experts to Discuss Opportunities, Challenges of Green Building

CoStar, the Commercial Real Estate Information Company, recently posted an article discussing the challenges and rewards of using the United States Green Building Council (USGBC)'s Leadership in Energy and Environmental Design (LEED) rating system among other guides to build "green" buildings.

Emerson One will pursue LEED Silver certification and will employ many green building strategies that both enhance energy performance and improve occupant comfort.

Centreville Service Center Complete in the Centreville Business Park

The Centreville Service Center, a 67,600-sf office warehouse in Centreville, MD, was completed in October 2008.

The tilt-up concrete facility located at 152 Comet Drive in the Centreville Business Park was developed by Emory Properties, LLC and Ryan Commercial, LLC of Towson, MD.

Among the many attractive features of the building are its ESFR Sprinkler system, insulated drive-in and loading dock doors, and gas-fired unit heaters.

Ryan Commercial LLC Announces New LEED-Registered Class-A Office Building in the Emerson Corportate Commons

BALTIMORE, MD (September 03, 2008) — Ryan Commercial LLC, a Baltimore-based full-service commercial real estate and development firm, announces a new joint venture with Emory Properties, a leading commercial developer in the mid-Atlantic region, to develop a 160,000 square-foot office building in Howard County. Located on Sterling Drive in Columbia, the four-story building will be located in the Emerson Corporate Commons at the intersection of MD Route 216 and Interstate 95.

The new building will accommodate as many as eight tenants with a parking ratio of 5:1. The new building will feature one of the largest floor plates in the Baltimore/Washington corridor at 40,000 square feet. The Emerson Corporate Commons is an ideal location for corporate and government tenants due to its proximity to Washington, National Security Administration, Fort George G. Meade, and Baltimore.
